    Corporate housing offers fully furnished apartments or homes for stays of 30+ days, complete with utilities and everything you need to feel at home—just bring your suitcase! Mid-term rentals also start at 30 days and can extend up to a year, making them ideal for temporary relocations, extended work assignments, or exploring a new area. Both options provide convenience, comfort, and flexibility for your longer-term stays.

  • What does a fully furnished rental mean?

    A furnished rental includes all the essentials for daily living. A fully furnished property provides everything a renter needs to live comfortably right from move-in day.

  • How are your rentals furnished, and why are they ideal for travelers?

    Our rentals are thoughtfully decorated with fully equipped kitchens featuring modern appliances, smart TVs with streaming services, and high-speed Wi-Fi. They offer spacious living areas and private bedrooms, creating a comfortable, home-away-from-home experience.   • What are the differences between short-term, mid-term, and long-term rentals?

    Understanding the differences between rental lengths is key to finding the right housing solution for your needs. Here’s a quick breakdown:


    Short-Term Rentals: These are typically for stays of less than 30 days, designed for tourists or vacationers. They’re fully furnished and often come with hotel-like amenities, but they are subject to local occupancy taxes and regulations. Pricing is usually calculated nightly or weekly.


    Mid-Term Rentals: Ideal for stays of 30–89 days, mid-term rentals are fully furnished homes tailored to professionals, families in transition, or those displaced from their homes. They offer a comfortable, home-like environment and are more affordable than short-term options while avoiding the lengthy commitments of long-term leases. Pricing is calculated monthly, and legal requirements are minimal.


    Long-Term Rentals: These rentals are for 90+ days, often requiring a 6–12-month lease. They are typically unfurnished and meant for permanent residents. Pricing is monthly or annual, with lease agreements being the standard legal structure.

Booking Details:

  • How do I make a reservation?

    You can easily make a reservation request through our website or by emailing us at stay@gumballproperties.com. We’ll guide you through the process and ensure your stay is booked seamlessly.

  • Is there a minimum or maximum length of stay?

    We require a minimum stay of 30 nights, with no maximum limit. Whether you need a mid-term stay or a longer-term solution, we’re happy to meet your needs.

  • Do you require a security deposit?

    Yes, we do require a refundable security deposit at booking. This deposit will be returned to you after your stay, provided there are no damages to the property.

  • Do you charge taxes?

    Connecticut:
For any rental period less than 90 days, we are required to charge a room occupancy tax rate of 15%. The tax applies only for the first 30 days of occupancy. Rentals of 90 days or longer are exempt from this tax. 


    Tennessee:
In Tennessee, we charge a room occupancy and sales & use tax. The taxes are applied to rentals for 30 days or less, with the rate varying depending on the location. For stays longer than 30 days, the tax does not apply. 

Policies:

  • What is your pet policy?

    Most properties allow pets, but restrictions may apply. Dogs and cats are generally welcome, with a non-refundable pet fee. Emotional Support or Service Animals (ESA/SA) are always allowed with documentation. Let us know during booking if you’re bringing a pet.

  • What is your cancellation policy?

    Our cancellation policy varies depending on the length of your stay. Please refer to your agreed lease terms for specific details.

  • What is the check-in and check-out process?

    Check-In: Starts at 3:00 PM. You’ll receive access instructions before arrival. Contact us for late check-ins.


    Check-Out: Ends at 11:00 AM. Please leave the property tidy and follow the provided check-out guide. Late check-outs may be arranged with prior notice.

Logistics and Convenience:

  • Is parking available at your rentals?

    Most of our rentals offer on-site parking for your convenience. Details about parking availability will be provided during the booking process.


  • Are your rentals close to local attractions and services?

    We’re close to all the fun things, from local restaurants and shops to outdoor activities. Plus, we’ve partnered with local businesses to offer exclusive discounts and services to our guests.

  • Are housekeeping services available?

    Yes! Cleaning before arrival and after departure is included. Additional housekeeping during your stay is available upon request for an extra fee.
